Do You Want to Lease Your Property?


Here is a summary of what we do for our seasonal and off season rental clients:

  1. Conduct an original inspection of property.
  2. Prepare a Condition of Property Checklist. Draft a punch list of any repairs that might be needed. 
  3. Make a list of any items that are needed and should be purchased to maximize rental revenue.
  4. Research, discuss and advise client on market pricing. 
  5. Prepare and execute Right to Lease contract.
  6. Arrange for professional photography and marketing of rental property
  7. MLS entry
  8. Advertise rental property on dozens of websites and utilize local resources, sphere of influence, networking with key people in the vacation industry in Naples and other proven avenues to generate bookings.
  9. Send out email marketing to all rental agents announcing property and announce to the neighbors as well, when appropriate.
  10. Set up property for showings- appointments, lockbox, gate access, etc.
  11. Put up signage, if allowed and desired.
  12. Network with rental agents.
  13. Field potential renter requests.
  14. Show property to potential tenants.
  15. Negotiate the lease.
  16. Send out rental applications and process. Collect applications and fees.
  17. Prepare lease contract. Send signed lease paperwork to all parties.
  18. Collect initial deposit to hold property reservation.
  19. Check rental references.
  20. Coordinate application processing and communicate with HOA for approval.  
  21. Make sure HOA approval is given by the deadline.
  22. Do an inspection prior to arrival to make sure property is clean and ready for tenants.
  23. Arrange for access by tenant on the day of possession. Conduct initial walk through inspection and prepare condition of property agreement with tenant.
  24. Transfer keys, garage openers, gate access transponders, pool keys, etc.
  25. Prepare a Property Information Package to be left in the property with instructions for the tenant.  
  26. Collect security deposit and deposit into designated Florida escrow account
  27. Collect state and county sales taxes (12%) from tenant.  Help owner set up the initial tax account and pay taxes when they are due.
  28. Coordinate occupancy and check the tenant in upon arrival.
  29. Leave a “Welcome Basket” for the tenant’s arrival with special snacks and beverages.
  30. Coordinate departure with tenant and prepare a condition check list.
  31. Set up property management document files to scan, store and archive all documents
  32. Arrange departure cleaning and ready the property for the next rental guest.
  33. On call for emergencies and will handle minor maintenance issues on behalf of client
  34. Disburse rental proceeds to owner with reconciliation.
  35. Return security deposit to tenant.
  36. Provide an annual accounting of revenue to owner for tax purposes.
  37. Connect owner with resources for property improvement and maintenance when needed.
  38. Maintenance projects that we agree to handle outside of our scope of duties are charged at an hourly rate.
